Professional Experience  

6/03 – present    Independent Real Estate Consultant    

·         Head of Resource Department at Los Angeles International Airport (LAX) for relocation of 2500 residents due to airport expansion. 

·         Organized department, manage/train staff and continually re-prioritize this politically-visible project (the largest of its kind ever attempted by an airport).  

·         Created data base of over 6000 residential units, created all reports/forms/procedures and motivate team to update 450-650 residential units weekly for LAX.

·         As an independent consultant, was asked to sell $12.5 million mansion.  Chose to refer sale to outside agents whom I selected and trained (8/04)

·         Site location and sale of new residential construction in Mazatlan , Mexico (1/04)  

·     Presents ongoing seminars on buying Mexico real estate through the Learning Annex in Los Angeles 

 

 

06/00- 06/03   Independent Sales Consultant – Oceanfront by Capital Pacific Homes in Rancho Palos Verdes, Ca.

·         Sold 5-8000 s.f. new homes in 79-home luxury development ($2.3 to 6 million). 

Managed paperwork for sales and coordinated with loan/escrow to facilitate timely close. (Two-year position until 

on-site sales office closed).

·         Asked to list $4.2 million resale (in Oceanfront) by Chairman/CEO of multi-billion dollar company.

·         Concurrently listed/marketed (internationally) $20 million 124-room hotel in Guam .   

 

09/97-06/00    Sales Manager of Century 21 El Cid in Mazatlán , Mexico .

·         Established new franchise for a 4 hotel, 1350 room, 2000 home site development; organized,presented 

       and implemented city-wide referral program.  (El Cid is Latin America ’s largest privately-owned resort).

·         Recruited and trained staff, instructed agents on canvassing and referral-seeking strategies,

       and took the initiative to familiarize over 200 hotel employees with the new-home product.

·         Established property management procedures and referrals which ultimately led to a full-time business for one of 

      the buyers who subsequently relocated to Mexico .   

·         Represented the affiliate at national functions, including organization/training for trade shows in both 

      Spanish and English.

·         Personally closed 40% ($10 million) of the department’s sales while doing all management, training

      start-up.  Held weekly meetings to motivate sales team and kept an “open door” policy to assist with sales as needed.

·         Performed extensive marketing, research, and reporting.  Created all reports and databases.

·         Chose interior finishes/options for 40-unit Club Del Sol condominiums.  In constant communication with head 

      of construction regarding copious matters for the company and the new-home buyers.

·         Acquired and represented clients for a 10% commission, well above the industry standard of 6%.

·         Achieve #8 position, nationwide, for year 2000, after only two years of opening office due to

excellent training skills and ability to be a team player.

                      

  11/95-09/97     Director of Previews for Coldwell Banker Eadie Adams in Palm Springs, California .

·         Directed and trained 13 seasoned agents in methodology of working with high-end real estate.  Organized entire department.

·         Acquired and represented clients for 7% commission, above the industry standard of 6%.

·         Spearheaded a 3-day multinational negotiation in Guam regarding the development of a luxury hotel in Micronesia , ($300 million project) secondarily resulting in additional private Japanese-held property listings in Malibu , California .

·         Specialized in luxury residential and commercial properties, including apartment complexes valued  at over $4 million in the San Diego area.  Specialized in retail leasing and commercial sales to include a 27.5 acre swap meet property. 

 

05/92-11/95    Owner of Cole Commercial in Los Angeles and Palm Springs , California .

·         Specialized in retail leasing and restaurant brokerage; served on Board of Directors, as

Secretary, Restaurant Brokers Association for three years.

·         Traveled to several Pacific Rim countries to broker various real estate transactions, relying

heavily on my intercultural communication, negotiation expertise and multi-cultural people skills.

·         Specialized in independent consulting on projects such as international hotels and large ticket

06/88-05/92    Leasing Agent at Westwood Financial Corporation in Los Angeles , California .

·         Effectively created the leasing department for over 70 shopping centers located throughout

      Southern California .

·         Developed all marketing plans and materials.

·         Negotiated and coordinated with property managers, contractors, architects, developers, business

owners, corporate officials/attorneys to facilitate business processes.

·         Established a database of over 600 commercial brokers who were continuously updated on

      product availability, effectively giving me 600 “salespeople”.

·         Directly increased company profits by over $1 million per year.

 

06/86-06/88    Commercial Leasing Agent at Windsor Financial Corporation in Los Angeles

·         Within six months, became the firm’s top-grossing leasing agent on 125 shopping centers and

achieved highest agent compensation in the firm’s history.

·         Trained new leasing agents to emulate my successful leasing methods.

·         Gave input to architects regarding floor plans, placement of electric boxes, landscape boxes,

      handicap parking spaces, in order to insure optimum desirability of each storefront.
