We are committed to ensuring that your Mazatlán home is maintained in the manner it deserves while choice or circumstances prevent your personal attention.   This document is intended to give you some idea of the services we can offer.  Of course, these will vary depending on the individual needs of each owner and property.

 

Our normal monthly rate is $10000 U.S. for management of rental property, or $7500 U.S. for “caretaking” of unoccupied non-rental property.  This includes the following services:

v      Ordering and paying for gas

v      Paying electricity, water, television, and telephone bills

v      Paying annual taxes and household insurance

v      Arranging, paying for and ensuring the quality of maid services & other maintenance

v      Written inspection reports as needed

v      Monthly account statements of all income and expenses

 

We require an initial deposit of $50000 U.S. , which will be placed into the account for your property.  This money is not a fee – it is used to cover initial costs for stocking cleaning supplies, paper goods, etc. and to pay for any required maintenance.  The following are representative maintenance costs (as in the U.S. , costs may vary with time and exchange rates).  Most likely, rates will be lower.  Your charge will always be the best rate we can obtain, paid directly to the service provider:

v      Maid                 $700 - $1000 U.S. per cleaning      (normally done weekly)

v      Gardener           $800 – $1100 U.S. per week          (not required for condos)

v      Handyman         $300 - $500 U.S. per hour              (odd jobs & special errands)

v      Tradesman        $700  – $1000 U.S. per hour          (Plumber, electrician, etc.)

 

If you intend to rent your property, we provide additional services.  On normal rentals, our fee is 15% of the gross rent collected from the tenant.  For this we provide:

v      Advertising and follow-up (faxes, telephone, Internet, etc)

v      Initial inventory of property contents, and ongoing audits after tenants

v      Collection of rent

v      Collection and refund of damage deposits

v      Delivery & pick-up of keys

v      Orientation to your property and the area for tenants

v      Move-in and move-out inspection of premises

v      Shopping trips to replenish ‘’expense” items, such as toilet paper, cleaning supplies, etc.

v      Assistance as needed with tenant questions and problems

Other “out-of-the-ordinary” services can be arranged at additional cost and only upon prior agreement.

 

Special terms and services are available for property with extended leases of 6 months or more.  Please note that as we are incorporated under Mexican law, all of our management fees are subject to the Mexican 15% I.V.A. tax.
